Client Design Expectations

This variable address the detail of the finishes for the project and has a dramatic effect on the final price guide value. Generally speaking they fall into the following categories:

  1. Volume/Project – Highly pragmatic design, often seen in project or volume built dwellings
  2. Draftsperson – Minimum detailed finishes often seen in dwellings designed by a drafts-person to deliver comfortable living.
  3. Building Designer – Professionally detailed finishes. Eg medium price lighting and floor finishes with some sophisticated detail finishes to deliver modern living
  4. Architectural – Highly detailed finishes typically seen in a more detailed architectural finish. Eg sunken lounges, high quality carpet, timber soffits, timber or custom cladding, some custom internal wall finishes and high end lighting
  5. Unorthodox materials and construction methods – “sculpture”
