You want to capture:
- ALL new walls (internal, external, load-bearing or not) for all project types
- Some project types (such as renovations or extensions) will require the opening of wall (for example with a lintel or engineering). This opening length should be included in the lineal metre measurement.
Note: Double brick walls are within tolerances if counted once.
For example, adding a square extension (100m2) to an existing dwelling plus moving a 4m wall (in existing dwelling) might require:
Adding 3 x 10m external walls for extension 30 lm
Creating a new 3m opening from the existing dwelling to the new extension using a 3m lintel or engineered beam 3 lm
Moving a 4m structural wall in the existing dwelling 1m sideways to change the dimensions of two rooms (side-by-side). This means supporting the old structural wall removal and adding the new wall. That is 4 lm structural opening plus 4 lm new wall.
So, that is 30lm (new external walls) + 3lm (opening) + 4lm (internal new wall) + 4lm (removal of old wall)
Total Changes to Structural Walls 41 lm
Your wall measurement should include windows.
Walls exceeding 3.2m in height should have an allowance for elevated ceilings as shown in Extra Allowances
